Once a property is under contract, the questions become more specific.

Due diligence is the opportunity to look more closely at the home, its systems and the information surrounding the purchase. Depending on the property and the terms of the agreement, that may include inspections, disclosures, title, appraisal and other professional evaluations.

Naomi Cole & Associates brings a construction- and development-informed perspective to this stage, helping buyers understand which findings deserve attention, where additional expertise may be appropriate and how the condition of the property relates to future plans. For new construction, that same lens can extend to workmanship, specifications, systems and completion details.

The objective is not to eliminate every unknown. It is to identify material considerations, bring in the right specialists when needed and move toward closing with a clearer understanding of the property.
