Through Due Diligence
Once the property is under contract, attention shifts from negotiation to execution.
The period between mutual acceptance and closing can involve a number of moving pieces depending on the terms of the agreement. Inspections, appraisal, financing, title, escrow and contractual deadlines may all play a role.
Naomi Cole & Associates stays closely involved throughout this stage, coordinating the transaction, tracking key dates and helping sellers understand what requires attention as the sale moves forward.
Inspections + Property Questions
If the agreement includes an inspection contingency or other property-related due diligence, the buyer may conduct inspections or request additional evaluation of particular systems or conditions.
Should questions or negotiations arise from that process, we help evaluate them in the context of the agreement, the property and the broader transaction. When specialized expertise is needed, the appropriate inspectors, contractors or other professionals can provide additional information.
Appraisal + Financing
For a financed purchase, the buyer’s lender may order an appraisal as part of its underwriting process. Financing milestones and appraisal-related provisions can affect the transaction differently depending on the terms of the agreement.
We monitor those milestones and maintain communication with the parties involved so potential issues can be identified and addressed as the transaction progresses.
Title + Escrow
Title and escrow work alongside the transaction to prepare for the transfer of ownership and closing. Documents, title matters, payoff information and other requirements are coordinated as the closing date approaches.
Throughout this period, our role is to keep the process organized, communicate clearly and help ensure that contractual deadlines and outstanding items continue moving forward.
Due diligence is where many of the details behind a successful closing are resolved. Careful coordination here helps create a smoother transition into the final stage of the sale.
